Faros Beach Apartments is a residential community shared by owners, residents, tenants and guests. We want everyone to enjoy a peaceful, safe, clean and welcoming environment.
This Living Guide provides a practical reference for using the communal areas of the complex. It reflects the general principles applying to jointly owned buildings under Part IIA of Cap. 224, together with the Standard Regulations and other applicable Cyprus law.
This guide is not a new set of registered building regulations. It does not create additional rights, penalties or charges and does not replace Cap. 224, the title records, any regulations registered against the building or an official safety notice. Where there is any difference, the applicable law, title records and registered regulations will take priority.
Owners and letting agents are asked to provide this guide to tenants and guests before they arrive and to take reasonable steps to ensure that everyone connected with their apartment treats the complex and its residents respectfully.
Please keep music, television, conversations and other activities at a reasonable level.
Particular consideration is appreciated during the early morning, evening and night, when sound can travel easily between apartments and through the communal areas.
No apartment or communal area should be used in a way that creates unreasonable noise, smells, nuisance, danger or material interference with another person’s peaceful enjoyment of their home or the shared facilities.
Please avoid shouting, screaming, loud gatherings and other disruptive behaviour in corridors, stairways, gardens, parking areas and around the swimming pool.
Corridors, landings, stairways, entrances, ramps and access routes must remain safe and unobstructed.
Personal belongings such as bicycles, scooters, furniture, toys, tools, boxes, cleaning equipment and rubbish should not be stored in these areas.
Prams, mobility aids and accessibility equipment may of course be used throughout the complex. They should be positioned safely and should not prevent other people from passing or restrict emergency access.
Fire equipment, electrical cupboards, water installations and other communal services must remain accessible at all times.
Please take personal belongings back to your apartment or another suitable storage area when they are not being used.
Personal sun loungers, swimming aids, lilos, toys, bicycles and cleaning equipment should not be left around the pool, in gardens, beside pathways or in other communal areas.
Items must never be positioned where they could cause someone to trip, obstruct maintenance, damage plants or interfere with the use of the shared facilities.
Balconies and patios should be kept clean, tidy and safe.
Please do not hang towels, clothing, bedding, rugs or laundry over external balcony railings, windows, walls or communal fences.
Plants and pots should be safely positioned. Water, soil and plant material must not be allowed to fall or drain onto another apartment or into the communal areas.
Furniture, screens, planters and other items should be securely positioned so that they cannot fall, become dangerous in strong winds, obstruct drainage or damage the building.
Please do not alter, remove or attach anything permanently to the external structure or communal property without obtaining any permission required under the law, title records or applicable building regulations.
This may include changes involving external walls, balcony fronts, windows, doors, railings, awnings, signs, lighting, satellite dishes, air conditioning equipment and other external fittings.
Privacy screens and shade materials should be tidy, securely installed, maintained in good condition and fitted without damaging the building. They should not create a safety risk or materially affect the appearance of the complex.
Before carrying out external work, owners should contact the Management Committee to confirm whether consent or supporting documentation is required.
Please place household rubbish inside securely tied bags before putting it into the communal bins.
Rubbish, furniture, appliances, packaging and other waste must not be left beside the bins, in corridors, on stairways, in parking areas or elsewhere within the communal property.
Large items and construction waste should be removed using an appropriate collection service and must not be placed in or beside the household bins.
Please keep bin lids closed after use and clean up immediately if anything is accidentally spilled.
The gardens, raised beds, pots, trees, shrubs and irrigation systems are maintained for the benefit of the whole community.
Please do not walk or play inside planted areas, climb on raised beds, pick flowers, dig in the soil, move plants or interfere with irrigation equipment.
Bicycles, scooters, toys and personal belongings should not be placed in planted areas.
Children and guests should be guided to enjoy the gardens without damaging the plants or irrigation system.
Please report accidental damage or a water leak promptly so that repairs can be arranged before the problem becomes more serious.
Children are very welcome at Faros Beach and should be able to enjoy the complex safely.
Running, bicycles, scooters, skateboards, roller skates and ball games are not suitable around the swimming pool, on stairways, in corridors, at entrances, on ramps, within parking access routes or in planted areas.
In other open communal spaces, bicycles, scooters and similar items should be used slowly, carefully and with appropriate supervision.
Their use should stop whenever it creates danger, excessive noise, obstruction, damage or material disturbance to other residents.
This section does not restrict the use of prams, mobility aids or accessibility equipment.
Pets must remain under proper control and must not cause persistent noise, fouling, damage, aggression or another nuisance.
Dogs should be kept on a lead in communal areas. Owners and handlers must collect and properly dispose of any fouling immediately.
Animals must not enter the swimming pool water.
Please do not leave food for stray or feral animals in corridors, gardens, parking areas, around the swimming pool or elsewhere within the communal property. Unattended food can attract insects and other pests and can create hygiene problems.
Nothing in this guide is intended to prevent the proper use of an assistance animal. Assistance animals should remain under control and must comply with reasonable hygiene and safety requirements.
Where a parking bay is legally allocated, reserved or designated for a particular apartment, it should be used only by that apartment and people authorised by its owner or occupier.
Please do not use another apartment’s designated space without permission.
Vehicles must not obstruct entrances, pathways, turning areas, gates, emergency routes or access required for maintenance.
The marked drop off area is intended for active collection, set down, loading and unloading. It should not be used for unattended or overnight parking.
Temporary access may be required for emergency services, essential contractors, deliveries or authorised work. Please follow any temporary signs or instructions displayed by the Management Committee.
Owners and agents should ensure that tenants and guests receive this guide before occupying an apartment.
Everyone staying at Faros Beach is expected to show the same consideration for neighbours and communal property, regardless of whether they are an owner, long term tenant or short term guest.
Owners should take reasonable steps to address a problem involving their tenants, visitors or guests when contacted by the Management Committee.
Faros Beach is a residential community rather than a hotel or managed holiday resort. Guests should therefore be aware that residents may be living and working in neighbouring apartments.
Please report damage, contamination or a safety hazard as soon as possible.
Where identifiable damage or exceptional cleaning is clearly attributable to an owner, occupier, tenant or guest, the reasonable and evidenced cost may be sought from the relevant owner in accordance with applicable law and regulations.
This guide does not authorise fines, automatic penalties or arbitrary charges.
There may be occasions when access to an apartment is reasonably required to inspect, maintain or repair communal pipes, cables, services, structural elements or other parts of the jointly owned property.
Except in a genuine emergency, access should be arranged in advance, at a reasonable time and with reasonable notice.
Any access should be limited to what is necessary and carried out with appropriate care for the apartment and its occupants.
In an emergency involving a serious leak, fire, electrical danger or an immediate risk to people or property, urgent action may be necessary.

Where possible, provide the location, date, approximate time and a clear description of the problem. Photographs may be helpful where they can be taken safely and without intruding unnecessarily on another person’s privacy.
The Management Committee will aim to address concerns reasonably, consistently and proportionately.
